Preparation for closing out each project begins during the final stages of pre-construction. Material as well as equipment data and manuals are compiled with the as-built drawings in an electronic file. Spare parts and maintenance materials are inventoried and furnished to the property manager. Training sessions and commissioning of systems are coordinated with the Design Team and the facility managers. We provide the facility staff with all of the tools they need to properly manage their building.
Each trade contractor issues their letter of warranty as well as their material and equipment vendor warranty letters, which are included in the close out documentation. During the warranty period, we investigate performance issues with the facility managers.
